After you have decided to lease a house, the next step is to process the application. There is a $25 fee for the primary applicant and $10 for co-applicants. You must provide proof of combined income equaling 3 times the rent and/or verification that housing assistance will cover rent costs, copies of Drivers License and Social Security cards for all adult applicants.

We screen all applicants (which may include pulling a credit report, verification of income, and pulling a criminal report for all adult applicants to be listed on lease). If you have drug, sex crimes, and/or assault charges on your criminal record, we won't be able to approve your application. We do allow unmarried persons and roommates to apply jointly for our properties. The application process takes approximately 1-3 days to complete. Once your application is approved, please be prepared to pay your security deposit within 3 days. The longest we can hold a property for you is 2 weeks. Please also understand that our residential lease agreement is a legal binding document, so tenant(s) must be prepared to honor the 12-month contract in its entirety.

 

General information about leasing our properties

All leases are for a 12 month term. First month’s rent and the security deposit must be paid up front. The tenant(s) will be responsible for paying for all necessary utilities upon their move-in date. If a tenant moves in on any other day other than the first of a month, they will pay a pro-rated rental amount, based on a daily rate. All application fees, deposits, and first month's rent must be paid by certified check or money order. We do not accept cash or credit card payments for rent. 

Renter’s liability insurance is required by our insurance company; therefore we must require it from our Tenants. Your renter’s insurance policy must be in force within 7 days of the beginning of the lease and stay in force throughout the entire lease.

We have mortgages and expenses on our homes, therefore we require timely payments. All rents are due on the 1st of the month with a 5-day grace period. Tenant(s) will be required to pay rent by 5:00pm on the 5th day of each month to avoid late fees.

We allow non-aggressive pets in some homes but restrictions apply. You must complete a Pet application and pay the non-refundable pet fee of $300.00 per pet, prior to bringing a pet onto the property. Limit 2 pets, combined weight cannot to exceed 65 pounds.

Additional rental terms will be discussed at the time of lease signing.
