We manage several houses and rental units in the Scotland County and surrounding areas. Please contact our leasing manager at the number listed below for property management details. Applications are available in our realty office, by fax, or by e-mail. Rental applications must be thoroughly, neatly, and completely filled out before we will process them. We must have copies of the applicant's ID or Drivers License, Social Security card, and current pay stub at the time that the application is turned in. We screen all applicants (which may include pulling a credit report, verification of income, and pulling a criminal report for all adult appicants to be listed on lease). If you have an unpaid eviction on your record, owe another landlord or realty company any monies, or have drug and/or assault charges on your criminal record, we may not be able to approve your application. We do allow unmarried persons and roommates to apply jointly for our properties. Applicant(s) total gross income must equal at least three times the monthly rent. The application process takes approximately 1-3 days to complete. Once your application is approved, we will make an appointment with you to sign your lease agreement. Please be prepared to pay the balance of your security deposit within 3 days of approval. Once we approve an application, the longest we can hold a property for you is 2 weeks. Please also understand that our residential lease agreement is a legal binding document, so tenant(s) must be prepared to honor the 12-month contract in its entirety. The tenant(s) will be responsible for paying for all necessary utilities upon their move-in date. If a tenant moves in on any other day other than the first of a month, they will pay a pro-rated rental amount, based on a daily rate. All application fees, deposits, and first month's rent must be paid in certified funds (cashiers check or money order), but once a tenant has completed the first month of tenancy, personal checks will be accepted. We do not accept cash or credit card payments for rent. All rents are due on the 1st of the month with a 5-day grace period. Tenant(s) will be required to pay rent by 5:00pm on the 5th of every month to avoid any late fees. (Important additional rental terms will be discussed at the time of lease signing).
